Location: 5 miles west of Gail, TX in Borden County.
Acres: 3,404 acres more or less.
Terrain: Rolling native pasture land with 530 acres of field previously in the CRP.  Vegetation on the property includes tabosa, sideoats and other grasses native to the area.  The field has been planted in several varieties of improved grasses including Kline grass, side oats and windmill grass.  The soil is generally a clay loam type.
Improvements: A 1,500 sq ft. 3 bedroom, 2 bath home with 2 car garage and central heat/air is located on the ranch;  as well as a large three sided barn, 3 other smaller outbuildings, a set of working pens in good condition and one set of wire pens in need of repair.
Water: 10 good size earthen tanks and 2 taps on a rural coop water system used for livestock only. Water for the home is provided from a large tank near the house, then through a filtering system.
Hunting/recreation: Trophy whitetail deer, antelope, turkey, quail, dove, duck and hog.  All tanks stocked with catfish and large mouth bass.

Comments: This is a property that has all the right pieces to the puzzle.  The hunting on the property is outstanding with large trophy whitetail deer and antelope.  The ranch has historically received two antelope permits per year from the Texas Parks and Wildlife Department.  The ranch habitat is ideal for quail hunting and the tanks not only provide great fishing, duck hunting on the tanks is super.  The overall condition of the ranch is good and it has received abundant rains which have strengthened the grass coverage on the ranch as well as fill the tanks and creeks.  The ranch is large enough to support approximately 100 head of cattle which could be used as additional income source.  Access to the property is outstanding with1⁄2mile of Highway 669 frontage on the east side, 1 mile of frontage by County Road 257 on the south and 2 miles fronting Muleshoe Road on the west.  Very rarely do you find a ranch with all of these aspects..
