Features and Information
Location: Approximately
80 miles northeast of Lubbock, Texas in Floyd County.
Acres: 120 acres
more or less.
Terrain & VEGETATION: The
ranch has a good variety of terrain covered in good stands of native grasses.
A creek runs through the center of the ranch providing a change of terrain
from the gently rolling grassland. The creek has created high banks in
several areas with large cottonwood and hackberry trees and scattered
plum thickets. Thick grass follows the edge of the creek. To the south
is rolling hills with scattered shinnery. Mesquite and cedar are present
throughout the ranch.
Improvements: There
are no improvements on the property. The fences surrounding the ranch
are in good condition.
Water: The tank
on the ranch is built on the creek and utilizes not only runoff water
to maintain its water level but is also filled with water which is just
below the surface all along the creek.
Hunting/RECREATION:
The ranch supports a wide variety of hunting and recreation. Mule deer
and whitetail deer roam the entire ranch and large numbers of turkeys
roost in the trees along the creek. The terrain is great for quail and
dove hunting while the duck hunting on the tank is an added benefit. The
popular sport of wild hog hunting will be good throughout the ranch.
COMMENTS:
This is a super small recreational ranch just over an hour from the Lubbock
area. The terrain varies enough to give the property character without
any extremely rough country. The fact that the landscape does changes
throughout the ranch is what provides the opportunity for a large variety
of hunting on this small property. This is what we like to call a big
small property. It has many of the elements you would find on a much larger
ranch compacted into one small property. A lot of bang for your buck!
