miles west of Gail, Texas in Borden County.
ACRES: 4,497 acres more or less.
TERRAIN: The ranch is generally rolling native pasture of a clay loam type soil with tabosa, side oats and other grasses native to the area. 530 acres of cropland has been planted in several varieties of improved grasses including Kline grass, side oats and windmill grass. These fields are eligible for some farm subsidy payments but future payments cannot be guaranteed. The ranch is currently enrolled in a government Equip Program for approximately $58,000 worth of cost sharing for brush work over the next 4 years.

HUNTING/RECREATION: Trophy whitetail deer, antelope, turkey, quail, dove, duck and hog are all plentiful through out the ranch.
MINERALS: No minerals will be conveyed. Owner will reserve 1/2 of the wind rights on the property but will convey all the leasing rights for wind energy.
COMMENTS: This is a property that has all the right pieces to the puzzle. The hunting on the property is outstanding with large trophy whitetail deer and antelope.
