Features and Information
Location: 10
miles southeast of
Tahoka, TX
Acres: 1,300
acres more or less.
Terrain: The
ranch is a gently rolling sandy loam soil with draws sloping outward
from the 70 acre lake located on the east side of the property.
Approximately 100 acres of the ranch is in cultivation and is currently
utilized for grasses or wheat. 172.4 acres of the ranch are in
CRP which is planted in a predominantly bluestem grass mix. Trees
located throughout the property include hackberry, elm, cottonwood
and mesquite. The grass coverage on the ranch is in good
condition and includes buffalo grass, side oats, Bermuda and other
grasses common to the area.
FARM/RANCH UTILIZATION: The
ranch has 172.4 acres bid into CRPwith annual payments of $5,000.
The 100 acre field produces a Direct Payment of $1,807 and Counter
Cyclical Payment for cotton or other crops plus any crop yield.
The stocking rate for the property is approximately 50 to 60 pair.
(This excludes the CRP which can not be grazed.) Annual income
from the grass lease is $9,500.
Improvements: A
2 bedroom/1 bath house is located on the north side of the lake
with a super covered patio facing the lake providing breathtaking
views. There are 2 docks on the lake and you can launch your boat
on the cement boat ramp. There is also a barn and 2 sets of working
pens on the property.
Water: The
most obvious water on the property is the 70 acre lake but there
is also a well which supplies water for the house and the owner
will convey an irrigation permit from the Brazos River Watershed
for 140 acre-feet per year, which can be sold and utilized anywhere
on the Brazos River.
Hunting/recreation: The
ranch offers outstanding water activities on the lake including
jet skiing and fishing for bass and catfish. The hunting on the
property includes dove, quail, duck, geese, sand hill crane,
turkey and wild hogs.
Minerals:
No minerals will be conveyed.
Comments: The
Lynn County Ranch offers some lucky person a once in a lifetime
opportunity; that is to possess not only a great Texas ranch
with super hunting but to be the owner of your own private
lake! The lake and surrounding property provide endless hours
of year around activities. During the warm weather of the summer
you can cool off by swimming or ride jet skis or grab your
fishing pole and get ready to pull in the “big one”!
The fall ushers in hunting beginning with dove season, then
quail and as it gets even cooler the ducks, geese and sandhill
crane start coming in, then springtime brings in turkey season.
For the non-hunter the ranch offers endless hours of hiking,
horseback riding, enjoying the lake and great opportunities
for watching the nonstop parade of wildlife.
And don’t forget, this is also a super working ranch
with all the necessary components to produce an income.
The other very unusual aspect of this property is the irrigation
water rights that will be conveyed with the property. With
water becoming an ever increasing commodity, the 140 acre-feet
per year irrigation permit from the Brazos River Watershed
is currently a very valuable asset, but all indications would
point to the value going nowhere but up.
All of us at J. Martin Basinger Companies are very pleased
to be able to offer this exceptional one of a kind ranch.
